What Communities Are Currently Open?

Midland Communities is currently developing maintenance free living neighborhoods with desirable lifestyle amenities in the Powell Ohio. The Meadows at Home Road is anticipated to be completed in 2021 and two more communities are scheduled to begin in 2020 around the same area. We are also continuing to look at other opportunities in Delaware County.

Midland Communities is a family-owned home builder and has been one of Ohio’s premier home builders developing residential communities within Central Ohio since the 1980’s. You also benefit from the best locations we select for home sites around Central Ohio.

How Many Models & Options Do You Offer?

We currently have 3 open floor plans that feature 2-5 bedrooms, 2-4 bathrooms, 2 car garage, first floor master suites, modern kitchens, versatile room arrangements and attention to smart details that let homeowners own their own place in a community they love. With 7 exterior elevations, finished walkout basements, second floors, and rear screened porch options the possibilities are endless.

Which School Systems Do You Build In?

The Meadows at Home Road is in the Buckeye Valley School District but we’ll be expanding into the Olentangy School District in 2021.

What’s Included in HOA?

Enjoy owning your own home with all the benefits of a professional association maintaining the roads, driveways, landscaping, lawns and snow removal letting you get back to the more important things in life. For a complete listing of details please refer to the condominium documents. Currently we have projected monthly HOA fees at $290, but is subject to change every year.

What's Midland Communities Process?

Discover
Tour our model home and experience the quality and difference between Midland Communities and other local builders in the same price range.

Design
Meet with our sales directors to discuss floor plan, available options, make structural selections and choose your lot.  You’ll secure your lot with a $10,000 lot deposit made at the signing of your contract. Within approximately 10 days you will meet with our interior design consultant at no charge and you will make the selections that complete your new home.

Build
We’ll take your plans to the county and start the permit process.   When approval is granted we will prepare your lot for construction.  At the time we dig your lot ( approximately 30 – 60 days after your contract signing) your second deposit of $15,000 will be due. Depending on weather conditions it takes 7 months from digging to complete your home.

Support
One week prior to closing your building supervisor will conduct a final walk through of the property.  Midland Communities will provide you with a 12 month BIA warranty covering any builder related defects occurring during your first year of home ownership.  You will be given all the manufacturer warranties covering the newly installed items in your home.

We build with a wide variety of high-end options as our standard features without the need to upgrade and add costs like other builders. Every home is energy efficient, quality constructed and built to meet your expectations while saving you money for years to come.

Do You Offer Financing?

Choosing the right lender and the right loan option is very important when making such a large investment. Currently, we do not provide any loans or financial assistance but we’ve partnered with Huntington Bank to provide competitive interest rates, low and minimum documentation programs, fast turnaround times and customized mortgage financing programs for first-time home buyers, those seeking a jumbo loan and buyers whose credit may be slightly impaired.

What Is HECM Financing?

The Home Equity Conversion Mortgage (HECM) is Federal Housing Administration’s (FHA) reverse mortgage program which enables you to withdraw some of the equity in your home. You choose how you want to withdraw your funds, whether in a fixed monthly amount or a line of credit or a combination of both.

Do I Need To Insure My Property?

Yes, it’s the homeowners responsibility to insure the interior of their property as the HOA covers all of the exterior. We have partnered with Hosket Ulen who specializes in condominium coverage.
